About

Know what you could borrow before you talk to anyone.

Borrowable exists so that anyone in Australia can understand their home loan position properly, for free, before they sit down with a bank or a broker.

Why Borrowable exists

Most people walk into their first home loan conversation not knowing what they could borrow, what stamp duty will cost, which government schemes they qualify for, or what is quietly holding their number down. Online calculators give a single figure from a few sliders and ignore the things lenders actually look at. Borrowable was built to close that gap: it asks the questions a broker would ask, works the numbers the way lenders assess them, and explains what it finds in plain words.

It is free, it doesn’t touch your credit file, and you don’t have to give your name to use it. If you want help with the next step, you can send your report to Joshua. If you don’t, it’s still yours.

How it gets its numbers

Borrowable is an AI assistant, but it doesn’t do arithmetic in its head. Every figure comes from built in calculators: borrowing power at today’s rates plus the 3 percentage point buffer lenders apply, living costs at the lenders’ benchmark, tax and HECS at the current ATO rates, stamp duty and first home buyer concessions for every state and territory from each revenue office’s published schedule, and repayments across the range of advertised rates, which follow the Reserve Bank’s cash rate automatically. The sources and the date each figure was checked are listed on every guide.

It gives general information, not advice: it won’t tell you which lender or loan to choose, and it never says you’re approved. Only a lender can decide that.

Who is behind it

Borrowable was created by Joshua James, who works with Ace Lending Solutions, a boutique mortgage brokerage with offices in Castle Hill, Sydney and Wheelers Hill, Melbourne. Joshua built Borrowable to give people across Australia a straight answer about their borrowing before they ever pick up the phone.

You can reach him on 0477 738 025 (call or text).

How Joshua and Ace are paid

Borrowable is free to use. For most loans there’s no fee for using Joshua either: the lender pays a commission when your loan settles, and a smaller ongoing commission while it runs. If a fee would ever apply to your loan, you’re told in writing first. Mortgage brokers must, by law, act in your best interests.
