First home buyers

The Territory's help for first home buyers comes mainly through grants rather than duty relief: the HomeGrown Territory Grant of $50,000 for buying or building a new home, for contracts signed by 30 September 2027.

First Home Owner Grant: $50,000

The HomeGrown Territory Grant pays $50,000 to first home buyers building or buying a new home (including off the plan and owner builders) for contracts between 1 October 2024 and 30 September 2027. Existing owners buying or building a new home may get the $30,000 FreshStart New Home Grant.

The Australian Government 5% Deposit Scheme lets first home buyers purchase with a 5% deposit and no lenders mortgage insurance, up to $750,000 in Darwin and regional centres, or $600,000 elsewhere in the state. See first home buyers in Northern Territory for every scheme in one place.

New homes, off the plan, house and land and vacant land

The house and land package exemption removes stamp duty entirely when you buy a new home and its land from a building contractor in one contract and live in it as your home, for contracts signed between 1 July 2022 and 30 June 2027. It is not limited to first home buyers.

Foreign buyers

The Northern Territory does not charge a foreign purchaser surcharge.

When stamp duty is paid

Your conveyancer usually lodges and pays stamp duty from your funds, at or before settlement. The Territory Revenue Office sets the legal deadline.

Stamp duty usually comes out of the same savings as your deposit, which is why it changes what you can buy: every dollar of duty is a dollar that isn't reducing your loan. Lenders don't lend for duty itself, so it has to be covered by cash or equity.

Common questions

How much is stamp duty on a $700,000 home in Northern Territory?

For someone buying a home to live in, about $34,650. An investor pays about $34,650, and an eligible first home buyer buying an established home pays about $34,650. These are calculated from the current Territory Revenue Office schedule.

Is stamp duty charged on a house and land package in Northern Territory?

Can I add stamp duty to my home loan?

Lenders lend against the property, not the duty, so duty normally has to come from your own savings or from equity in a property you already own. Some buyers use equity in an existing home, or a family guarantee, to cover it. Joshua can show you how that would work for your situation.
