How transfer duty works in Queensland
Queensland has two rate tables. Investors, and anyone buying vacant land who isn't a first home buyer, pay the general rates. If you are buying a home to live in, the home concession rates apply, which are lower on the first $540,000 and save $7,175 at any price above that.
Queensland rounds up: duty is charged per $100 or part of $100, so the amount above each threshold is rounded up to the next $100.

First home buyers
First home buyers of a new home pay no transfer duty at any price, for contracts signed from 1 May 2025. The same applies to vacant land you will build your first home on.
For an established home, the first home concession takes a fixed amount off the home concession duty: $17,350 for homes under $710,000, reducing by $1,735 for every $10,000 above that, to nothing from $800,000. In practice that means no duty up to $700,000 and very little until about $710,000.
The Queensland First Home Owner Grant pays $30,000 toward buying or building a new home valued under $750,000 (contracts signed from 20 November 2023).
The Australian Government 5% Deposit Scheme lets first home buyers purchase with a 5% deposit and no lenders mortgage insurance, up to $1,000,000 in Brisbane and regional centres, or $700,000 elsewhere in the state. See first home buyers in Queensland for every scheme in one place.
New homes, off the plan, house and land and vacant land
Because first home buyers pay nothing on new homes and vacant land, the contract structure matters less for them in Queensland than elsewhere. For upgraders and investors, a single house and land contract is dutiable on the full price, while land bought separately is dutiable on the land only. See split contracts and stamp duty.
Foreign buyers
Foreign buyers of residential land pay additional foreign acquirer duty of 8% of the dutiable value.
When stamp duty is paid
Your conveyancer or solicitor lodges and pays transfer duty from your funds, usually at or before settlement. The Queensland Revenue Office sets the legal deadline.
Stamp duty usually comes out of the same savings as your deposit, which is why it changes what you can buy: every dollar of duty is a dollar that isn't reducing your loan. Lenders don't lend for duty itself, so it has to be covered by cash or equity.
Common questions
How much is stamp duty on a $800,000 home in Queensland?
For someone buying a home to live in, about $21,850. An investor pays about $29,025, and an eligible first home buyer buying an established home pays about $21,850. These are calculated from the current Queensland Revenue Office schedule.
Do first home buyers pay stamp duty in Queensland?
First home buyers of a new home pay no transfer duty at any price, for contracts signed from 1 May 2025. The same applies to vacant land you will build your first home on.
Is stamp duty charged on a house and land package in Queensland?
Because first home buyers pay nothing on new homes and vacant land, the contract structure matters less for them in Queensland than elsewhere. For upgraders and investors, a single house and land contract is dutiable on the full price, while land bought separately is dutiable on the land only. See split contracts and stamp duty.
Can I add stamp duty to my home loan?
Lenders lend against the property, not the duty, so duty normally has to come from your own savings or from equity in a property you already own. Some buyers use equity in an existing home, or a family guarantee, to cover it. Joshua can show you how that would work for your situation.
