Tasmania charges the same property transfer duty whether you live in the home or rent it out.

First home buyers

Tasmania's first home buyer duty exemption for established homes ended on 30 June 2026. For transfers settling after that date, first home buyers pay standard duty, so this is one of the bigger changes buyers need to plan for.

The temporary 50% duty concession on off the plan apartments and units also ended for agreements signed after 30 June 2026.

First Home Owner Grant: $20,000

Tasmania's First Home Owner Grant may pay $20,000 toward a new home for transactions that commence between 1 July 2026 and 30 June 2027, with building requirements for the higher payment.

The Australian Government 5% Deposit Scheme lets first home buyers purchase with a 5% deposit and no lenders mortgage insurance, up to $700,000 in Hobart and regional centres, or $550,000 elsewhere in the state. See first home buyers in Tasmania for every scheme in one place.

New homes, off the plan, house and land and vacant land

With no first home duty relief, the main help for first home buyers in Tasmania is the First Home Owner Grant on new homes. On land bought separately from a building contract, duty is assessed on the land only.

Foreign buyers

Foreign purchasers of residential property pay a foreign investor duty surcharge of 8%.

When stamp duty is paid

Your conveyancer usually lodges and pays duty from your funds at settlement. The State Revenue Office sets the legal deadline.

Stamp duty usually comes out of the same savings as your deposit, which is why it changes what you can buy: every dollar of duty is a dollar that isn't reducing your loan. Lenders don't lend for duty itself, so it has to be covered by cash or equity.

Can I add stamp duty to my home loan?

Lenders lend against the property, not the duty, so duty normally has to come from your own savings or from equity in a property you already own. Some buyers use equity in an existing home, or a family guarantee, to cover it. Joshua can show you how that would work for your situation.
