How transfer duty works in Western Australia

WA charges transfer duty at the general rate on most purchases. There is a lower concessional rate for a home you will live in, but only when the whole property is worth $200,000 or less, so it rarely applies in Perth today.

Duty is charged per $100 or part of $100, so the amount over each threshold is rounded up to the next $100.

First home buyers

From 7 May 2026, the first home owner rate of duty means no duty on a first home (new or established) up to $600,000, then $16.15 per $100 above $600,000 up to $800,000. Above $800,000 the general rate applies.

For vacant land you will build on, there is no duty up to $450,000 and $20.14 per $100 above that up to $550,000.

You generally qualify if you qualify for the First Home Owner Grant, or would have if the grant also covered established homes or the value cap didn't apply.

First Home Owner Grant: $10,000

The WA First Home Owner Grant pays $10,000 toward a new home. From 7 May 2026 the value cap is $800,000 for homes south of the 26th parallel (which includes Perth).

The Australian Government 5% Deposit Scheme lets first home buyers purchase with a 5% deposit and no lenders mortgage insurance, up to $850,000 in Perth and regional centres, or $600,000 elsewhere in the state. See first home buyers in Western Australia for every scheme in one place.

New homes, off the plan, house and land and vacant land

First home buyers building a new home can claim the duty exemption or concession on the land even if the house and land together exceed the grant's value cap.

WA also has an off the plan concession for homes bought before or during construction, which the state extended to survey strata dwellings in 2026. The calculator here doesn't apply it, so an eligible off the plan purchase may cost less in duty than it shows.

Foreign buyers

Foreign persons buying residential property pay foreign transfer duty of 7% on top of transfer duty.

When stamp duty is paid

Duty is assessed by RevenueWA and must be paid at or before settlement. If your first home owner rate isn't approved before settlement, you pay the general rate and apply for a refund.

Stamp duty usually comes out of the same savings as your deposit, which is why it changes what you can buy: every dollar of duty is a dollar that isn't reducing your loan. Lenders don't lend for duty itself, so it has to be covered by cash or equity.

Common questions

How much is stamp duty on a $800,000 home in Western Australia?

For someone buying a home to live in, about $32,316. An investor pays about $32,316, and an eligible first home buyer buying an established home pays about $32,300. These are calculated from the current WA Department of Treasury and Finance schedule.

Do first home buyers pay stamp duty in Western Australia?

From 7 May 2026, the first home owner rate of duty means no duty on a first home (new or established) up to $600,000, then $16.15 per $100 above $600,000 up to $800,000. Above $800,000 the general rate applies.

Is stamp duty charged on a house and land package in Western Australia?

First home buyers building a new home can claim the duty exemption or concession on the land even if the house and land together exceed the grant's value cap.

Can I add stamp duty to my home loan?

Lenders lend against the property, not the duty, so duty normally has to come from your own savings or from equity in a property you already own. Some buyers use equity in an existing home, or a family guarantee, to cover it. Joshua can show you how that would work for your situation.
